Construction management
Project management, delegated administration and owner's representation with PMI, Lean Construction and BIM.
Scope. Management of construction projects on behalf of the owner: planning of the works, contracting of the specialized contractors and control of the agreed scope, cost, schedule and quality, following PMI practice.
Modalities. In project management, DIADICA represents the owner from planning to handover. In delegated administration, the owner provides the funds and DIADICA manages them for a fee and coordinates the contractors. In owner's representation and technical supervision, DIADICA independently verifies the execution of the contract and that the structure is built according to the approved drawings, within the scope of NSR-10 Title I. For independence, this modality is not combined with the administration of the same project.
Control. The completion date is set with the critical path and a Monte Carlo simulation. Weekly production is tracked with the Last Planner System and the percent plan complete. Cost is controlled with the unit-price budget and earned value, and quantities are measured on the BIM model.
Deliverables. Periodic reports to the owner with those indicators.

Construction management with PMI and lean in one minute
An eight-house development planned as an eleven-activity network: the critical path sets 27 weeks and shows which work fronts have float. Twenty thousand Monte Carlo runs give that date a 20 % chance and 30 weeks at 80 %, which is the date agreed with the client. With a five-day takt the seven trades move house by house at the same pace and, with the same work, the job drops from 134 to 70 days. With Last Planner, percent plan complete rises from 60 % to 86 %.
